Pre-Design / Master Planning Services

Assist Client in establishing a project schedule for the entire project.
Assist Client in the review and refinement of the project goals and scope of work.
Assist Contractor in the review and refinement of the project budgets.
Evaluate existing facilities and prepare background drawings for the projects.
Conduct a preliminary code review on the facilities.
Gather and review municipal zoning guidelines and other requirements.
Coordinate the scope of work with consultants or contractors.

Assist client to develop a program for project.

Assist client in preliminary site layout and building design.

Assist client in working with municipal officials to get project approval.

Design Services

Retain professionals as required to provide consultation on critical aspects of design, including structural design, acoustical design, audio-visual design, kitchen design, lighting design, and interior design.
Develop the architectural and engineering contract documents, including drawings and specifications, to complete the work addressed in the scope.
Review and coordinate the consultants’ drawings.
Assist Contractor with the development of cost estimates throughout the design process, including reviewing the project for more cost-effective design alternatives.
Review and critique documents with the Owner.
Review documents for code compliance throughout the design process.
Submit the architectural contract documents to the municipality as required.
Submit the architectural and engineering contract documents to the state for review and approval.
Select materials and finishes for the project.
Present materials and finishes to the Owner for approval.
Assist Contractor at pre-bidding and pre-construction meetings.
Review and monitor architectural contract document progress against the project schedule to ensure successful completion of the project to meet the Owner’s needs.
Provide additional information to bidders during the bidding process, including the preparation of addenda as required 

Construction Services

Review shop drawing submittals.
Observe the progress of the work on site to ensure adherence to the architectural contract documents and complete field reports.
Attend construction meetings as required.
Provide additional information to subcontractors in the form of supplemental drawings.
Review the punch list for completeness and accuracy.

Post-Construction Services

Closeout documents.
Compliance Statement.
